One of our old clients has instructed us to act as agents on behalf of them on this new unit where they negotiated with the owners to purchase subject to planning approval.

The unit was vacant when we visited the site as A1 use was no longer attractive for potential business as there were many A1 uses within the existing parade.

We have created the best layout possible for the intended use as cafe allowing the client to maximise the space for seating.

The main consideration on this application was the location of the ducting.

We have analysed and decided that the best location was to the rear corner of the building where no residential use existed, the council were happy with both the location and the specification of the system we have proposed hence the application was successfully granted.
