The site was previously used as an office (under B1 use Class) which had been vacant for months, the interested party (our client) had agreed with the owner to put in a planning application for the site for the change of use from the existing use into D1 use (nursery) where if the application were to be approved she would go into agreement for a long lease.
We have carried out a survey of the site and analysed main consideration before we put in the official application to the council.
As the site was located in a residential road we knew the proposed use would attract neighbour’s concerns regards to the proposed use.
We have carried our parking surveys to support the application also drafted a Travel Plan to support the application. Further mitigation techniques were used to satisfy both the council requirements and to ensure neighbouring properties would not be affected by the proposed use.
We improved existing site boundary treatments with specialist fencing to block any form of sound travelling to neighbouring properties.
The local planning authority and local residents were happy with the proposal and the application was successfully granted.
