The site was had an A1 Use class and was used as a coffee shop within 2 units which were joined together by removing a separating middle wall to make a single shop.
The owner wanted to include hot food in the menu to offer more services to existing customers.
For this we had to put in a full planning application for the change of use to A3 use class which for any type of restaurant or cafe use with hot food cooking.
As the ducting of the kitchen extraction system needed to run out from the rear of the site where residential balconies were located we had use a unique high specification system, where noise levels were low and odour output was kept at minimum in order to make sure existing occupiers were not affected by the use.
The application was supported by the local planning authority and the change of use has allowed the owner to maximise the profits in this hard economical times.
